Property tax is a recurring cost that attaches to the home for as long as you own it, and it affects your monthly payment, your loan approval and your resale position. Local governments calculate it by multiplying the assessed value of the property by the combined tax rate of every district that covers the address. Rates and assessment methods change by state, county and even by street, so the price of two similar homes can produce very different bills. At Sankari Realty, the tax review happens before buyers submit an offer, and the same review applies whether you work with Real Estate Agents in Redmond WA or buy in another state. You should confirm the current assessed value, the tax levy history, any special assessments, and the exemptions you qualify for. Lenders collect the tax through escrow, and the first bill after closing is often higher than the seller's, because a sale can lead to reassessment in many states. The sections below explain each step with the figures and documents you should request.
How Property Tax Is Calculated
Every bill starts with two numbers. The assessor sets the value of your home, and the taxing districts set the rate. The county multiplies one by the other.
Rates are expressed per $1,000 of assessed value, and the bill combines several levies: county, city, school district, fire district and any voter-approved bonds. The example below uses a home assessed at $900,000.The rate above is an example. The county treasurer's website shows the actual rate for an address, and it can differ between neighbouring streets that sit in different school or fire districts.
Three factors explain most of the variation between states:
Assessment method: Some states reassess every home each year at current market value. California assesses at the purchase price and limits annual increases afterward, so a recent buyer pays more than a neighbour who bought decades earlier.
Local funding needs: School districts and municipalities set levies according to their budgets, and states with no income tax often rely more heavily on property tax.
Exemptions: Many states offer homestead exemptions that reduce the taxable value of a primary residence, while others offer none to general homeowners.
You should compare the total cost of ownership, not the list price, when you weigh a home in one state against a home in another.
How Property Tax Works in Washington State
Washington has no state income tax, and counties bill property tax in two instalments. The first half is due April 30 and the second half is due October 31. King County, which includes Redmond and Kirkland, reassesses properties annually and mails valuation notices in the summer.
The assessed value is meant to reflect market value as of January 1 of the assessment year. A home purchased in March for $1.2 million may still carry a lower assessed value if the January 1 valuation was lower, and the following year's notice often moves closer to the sale price. Buyers who budget from the seller's current bill can underestimate the next one by a meaningful margin.
Each address also belongs to a levy code, which identifies the exact combination of districts that tax it. Two homes in the same city can carry different codes. The county assessor's parcel lookup shows the code, the assessed value history, the land and building split and the tax paid in previous years.
What to Check Before You Make an Offer
Sankari Realty completes these checks with buyers before they submit an offer:
Parcel record: Retrieve the assessed value for the last three to five years and compare it with recent comparable sales.
Levy history: Review whether voter-approved school or bond measures have raised the rate in recent years, and whether new measures appear on upcoming ballots.
Special assessments: Look for local improvement districts, sewer or road assessments and open liens, which may transfer to the new owner.
Reassessment exposure: Estimate the bill at the purchase price, not at the seller's assessed value, and use that figure in your payment calculation.
Exemption eligibility: Confirm whether your state offers senior, disabled-person or veteran exemptions that apply to the property.
On new construction, the first bill may reflect land value only, and the full improvement value arrives on a later bill.
Escrow, Prorations and Closing
Most lenders collect one-twelfth of the estimated annual tax with each mortgage payment and hold the funds in an escrow account. The lender pays the county when the bill comes due. If the county raises the assessed value, the lender recalculates the escrow requirement, and your payment increases the following year.
At closing, the title company prorates the tax between buyer and seller based on the closing date. If the seller has paid the half-year bill in full, you reimburse the portion that covers your ownership. If the bill remains unpaid, the seller credits you for the days they owned the home. Review these figures on the closing disclosure line by line, because proration dates are one of the more frequent corrections requested.
Appeals and Exemptions
You can appeal an assessed value you believe exceeds market value. In King County, the appeal goes to the Board of Equalization, and the deadline is typically 60 days from the notice date or July 1, whichever is later. Check the deadline printed on your own notice. Recent comparable sales, an appraisal or documented condition problems carry the decision.
An appeal changes the assessed value, not the tax rate. A lower value reduces the bill only if the levy rate stays constant, so a successful appeal does not guarantee a lower total payment when voters approve new levies.
Washington offers property tax exemptions and deferrals for qualifying seniors and disabled homeowners based on age, income and ownership. Applications go through the county assessor and require annual or periodic renewal.
Plan the Tax Before You Plan the Offer
Property tax shapes the true monthly cost of a home, and the buyers who estimate it from the purchase price, the levy code and the exemption rules avoid the escrow increases that surprise many first-year owners. Request the parcel record early, compare it with the sale price, and include the result in your loan pre-approval figures.
